Rent to Rent

The Rent to Rent strategy is where an individual or company rents a property from landlords for a period of time, where the Landlord receives a fixed rent. The rent-to-renter takes control and maintenance of the property and then finds and rent the property to tenants as HMO or Serviced accommodation. This allows the rent-to-renter to benefit from the potential surplus rental income.

 

This strategy does not require large deposits, allowing investors to start investing with small amount of money and earning income without needing to own the property.

Lease Option Agreement

A lease option is a type of contract that allows you to take control of property for an agreed period of time on a lease with the option to purchase the property at the end of the lease period.

This allows you to benefit from the monthly rental income generated from the property over the duration of the lease. In addition, should you choose the option to purchase the property at the end of the lease; any capital appreciation gained from the property over the duration of the lease will be yours completely.

This strategy does not require large deposits and sometimes no deposit is required at all. This allows investors and businesses to acquire the property now and buy later.

House of Multiple Occupation (HMO)

A House of Multiple Occupation is a house or flat occupied by more than two persons whom are not members of the same family forming more than 1 household.

In most cases, the households share basic facilities, such as kitchen toilet or bathroom.

This strategy allows you to rent out the house on room by room basis to various people i.e. Professionals, students etc. This is one of the best strategies for generating very high income from single property.

Serviced Accomodation

This strategy allows the owner or Rent-to-Renter to provide an accommodation that is fully furnished and serviced for travellers for a short term accommodation or long term stays.

This type of accommodation may also offer facilities similar to those offered by Hotels.

Below Market Value (BMV)

Identifying the right market price for an investment property can be daunting. Paying the wrong market price can lead to investment loses, as such it vital to get best support and advice.

This strategy is where you buy a property that requires some work, refurbish the property and rent it out or refinance the property and take your money back out. 

The essence of BRRR investing is to find a property where by you can add value. By adding value, you can then refinance the property and hopefully recycle most or even all of your money back out.

It also works well with buy to let as it enables you to build a very large portfolio quicker as you can purchase properties at discounted price due to the property being a little tired. Adding value can be done by undertaking minor refurbishment for example; putting in a new bathroom, kitchen, carpets, paint etc.
